Discover the finest selection of properties for sale in St Barts with BARNES St Barts.
St Barts real estate covers settings as different as the harbour town of Gustavia and the wild coast of Toiny, all within 21 km², about 8 square miles.
According to the annual report of the IEDOM (Institut d'émission des départements d'outre-mer), the property market is very tight. Available building space is scarce, and prices are among the highest in the Antilles. Since the early 2000s, the sector has been driven by the growth of high-end tourism and by the island's ability to attract foreign investors.
The institute adds that St Barts is starting to reach its physical limits because so little of it can be built on. Its green zone, protected in part or in full from urbanisation, covers 70% of the territory.
Our homes for sale in St Barts are spread across five main areas.
Gustavia was a free port under Swedish rule from 1784 to 1878, and you can still see buildings from that era, such as the old town hall and the bell tower. Our listings there range from €1.7 to €4.5 million. East of town, Lurin has the two highest asking prices on our books, at €22.5 and €35 million.
Saint-Jean Bay offers fine sand, calm water, restaurants and boutiques, and the Rémy de Haenen airport lies in the same district. In Saint-Jean, our selection runs from €2.15 to €14.9 million. Further east, families favour Lorient for its clear, tranquil sea, and it is also home to the church of Notre-Dame de l'Assomption and the Saint-Joseph school.
In the north-west, Flamands, the island's largest beach, is a long ribbon of white sand, and you can reach the cove of Colombier only by boat or on foot, along the hiking trails. To the east, Anse des Cayes is a surfers' favourite. In these three places, our properties are priced from €3.5 to €12.9 million.
At Pointe Milou, in the north-east, we list residences between €5.5 and €15 million. Nearby, the bays of Marigot, Grand Cul-de-Sac and Petit Cul-de-Sac are part of the nature reserve created in 1996. We also have a waterfront home in Marigot and several in Petit Cul-de-Sac, with two more in Vitet.
On the south-east coast, Toiny's shore is known for its wild setting and powerful waves. Saline, second only to Flamands in size, is valued for its tranquillity, and Gouverneur, framed by green hills, has a peaceful atmosphere. We offer a home near Saline and another in Toiny, at €3.2 and €9.6 million respectively.
An overseas collectivity of France since 2007, St Barts uses the euro and levies its own taxes under a local tax code, whose rules on buying and reselling are set out below. Since 1 January 2012, it has also been an overseas country and territory associated with the European Union. New residents acquire tax domicile in St Barts only after living on the island for at least five years.
With no direct long-haul flights to St Barts, most travellers from North America change planes at a neighbouring hub. Princess Juliana airport on St Martin (St Maarten) is served by carriers such as American Airlines, JetBlue, Delta and United, and San Juan in Puerto Rico is another option. A short connecting flight then takes you to St Barts, and ferries also cross from St Martin to Gustavia in about 45 minutes.
According to the IEDOM, visitor arrivals by air and sea, including those on cruise ships, reached 333,052 in 2025, up 6.5% on 2024. Rémy de Haenen airport handled 232,548 passengers, arrivals and departures combined, up 14.2%. These numbers matter if you plan to rent out your home while you are away.
St Barts home prices start at €1.46 million in our selection, in Petit Cul-de-Sac. Nearly half of our listings are priced under €5 million, and more than a third above €10 million.
Beyond the price, your budget should include the 5% transfer duty collected by the Collectivité, the island's local authority, and other purchase costs. Our page on the property acquisition process in St Barts sets them out, along with each step from the offer to the deed of sale. On resale, St Barts taxes capital gains at 35% before the eighth year of ownership, then at 20%. The same 20% rate applies to a main residence occupied continuously for at least five years.
